BPO Manager

A complete workflow app for real estate agents who do Broker Price Opinions (BPOs) for lenders. It tracks every order and produces a print-ready report in the format lenders expect.

  • Order pipeline with statuses, due dates and fees
  • Full lender-style report: market conditions, comps, repairs, value conclusions
  • Comp map with numbered pins and a distance table, calculated automatically
  • Imports MLS data files (thousands of listings) and fills in comp details with one click
  • Reads uploaded MLS listing PDFs and fills in the fields automatically
  • Server backup and restore across devices, plus "Submit to Admin" that emails reports to a broker

Crypto Momentum Radar

A live scanner that pulls market data from two exchanges and ranks coins by short-term momentum. It also has a rug-pull and liquidity check to screen a token before buying.

Automated Text Alerts

Server-side scripts that run on a schedule, watch for conditions (like a coin's price run stalling) and text my phone. A shared, token-protected alert service lets any future tool send me a text too.

How I build

AI does the typing. I make sure it works.

AI can write code in seconds, but a lot of AI-generated code only looks finished. My value is in the steps around it: knowing the problem, checking the result, and getting it live.

About

A realtor who builds software

I've been a licensed Realtor in Massachusetts since 2014, working on everything from home sales to REO properties, short sales, estate sales and BPOs for major lenders. That work is full of repetitive paperwork and clunky tools, which is what got me building.

Working with AI, I now design and ship the tools I wish I'd had, and I build them for other people too. I bring the business side: knowing what the tool actually needs to do, and caring whether it works on day one.
